Background

Female representation in real estate brokers’ registration in Dubai was over 40% in the first two quarters of 2026, which constitutes the highest percentage ever registered since records have been kept from 2007.

BrokerageFinder analysis of Dubai Land Department records has shown that the percentage of female registrations stood at 40.1% in Q2 2026. Women have historically accounted for approximately 35% of new broker registrations. The latest figure shows an increase of 11% to an average of 36.3% in 2025 on an annual basis.

Industry leaders say the shift reflects broader changes in both the real estate sector and the wider workforce. BrokerageFinder chief executive Matt Whitmore said the figures point to a more balanced and merit-led market, adding that success in real estate comes down to dedication, consistency, and the ability to build strong client relationships.

Linda Muldoon, owner of all-women brokerage Urban Nest, said real estate has historically attracted women due to its flexibility. She added that a fresh generation of women is walking into the sector, with a strong focus on career progression, financial independence, and wealth creation

Louise Heatley, chief executive of Exclusive Links, said brokerages are adapting to changing workforce dynamics, with many professionals drawn to collaborative environments that emphasise mentoring and relationship-driven approaches, qualities that also resonate with clients.

Francesca Alexandra, senior director at Dubai Sotheby’s International Realty, said women have had to work harder to establish credibility in a traditionally male-dominated field, but noted the industry has evolved significantly and more women are shaping its future at every level.

Dubai’s property market continues to attract new entrants amid strong transaction volumes and sustained international demand.
